Setting the standard for project safety.
The 18-storey high-rise residential tower, located in the west end of Calgary’s downtown, consists of six townhomes at street level and 129 condo units over a four-level underground parking structure. The tower’s structural system is cast-in-place concrete, and it features an EIFS and window-wall envelope system. The project was designed to LEED standards and is durable and sustainable.
The project was delivered on a confined urban site with heavy pedestrian and vehicular traffic. The constrained site necessitated just-in-time deliveries, detailed schedule management, and close trade coordination due to the limited space. Our performance on Smith has become the safety standard to which Grosvenor measures all projects.
The Smith Tower achieved partial occupancy nine days ahead of schedule. This is the first Grosvenor America’s project to achieve occupancy ahead of schedule.
CANA ensured that quality standards and benchmarks were established and communicated to the project team. These strategies were important to ensuring trades remain on track, to reduce potential delay to later scopes of work and to eliminate costly issues as a result of re-design or suite modifications.
Engaging trades that understood the unique complexities of residential work and working on tight and complex sites, was important to maintaining schedule and quality, as well as reducing re-work and changes. Creation of mock-up suites was vital to reduce design inconsistencies and issues, ensure quality, as well as confirm proper function and layout.
